Professional Experience:

Ms. Sachs handles a broad range of land use and development matters, including advice on requirements and risks of property purchase and development, preparation of development documents, assistance with regulatory filings, and representation before governmental agencies and boards and in court. She also handles commercial and residential real property matters. From creating governing documents for developments to litigation concerning property ownership and rights, commercial leasing, financing of real property, boundary disputes, or other areas where real property interests intersect with other interests.

Ms. Sachs’ real estate closing practice includes residential and commercial closings. She is an agent of Attorneys’ Title Fund Services, LLC/Old Republic National Title Insurance Company, and also acts as escrow agent in sales transactions and construction matters.

She has extensive experience assisting clients in choice of entity and creation of business entities including corporations, limited liability companies and partnerships. She creates documents to help in the management of business entities, including operating agreements and buy-sell agreements, and represents business entity clients in transactional and litigation matters.

She also represents buyers, sellers and financial institutions in business transactions, including purchase and sale of business entities or assets, structure of transactions, and commercial financing. Her community association practice involves residential and nonresidential developments that include condominium associations and homeowners’ associations. She has extensive experience drafting governing documents for all types of community associations, including fractional developments. Her work with existing associations includes assessment collections, preparation of legal opinions, and rewriting governing documents to keep up with changes in business and legal markets that impact community associations.

Ms. Sachs offers mediation services in a broad range of cases, including real property, community association, contract and business matters.

Ms. Sachs lives is Santa Rosa Beach, and enjoys cooking, painting, writing, triathlon, and spending time with her family. She is a Rotarian, and is an active volunteer in the community.

Professional Associations:

Ms. Sachs serves on the Executive Council of the Florida Bar Real Property, Probate and Trust Law Section, where she is active in the Development and Land Use Committee, and the Condominium and Planned Unit Development Committee.

Ms. Sachs is a past Chair of the Florida Bar Continuing Education Committee.
